The firm
What this practice actually is.
This is a consultancy rather than a portal. There is no listings database here and no property search, because that is not what the work is. The work is sitting with someone who is about to make the largest transaction of their life, reading the file properly, and telling them what it says.
The firm operates on both sides of a property: the advisory side (buying, selling, letting, verification and transfer) and the construction side, covering grey structure, turnkey builds, renovation and extension. Those two capabilities inform each other constantly. Knowing what a build costs and what a plot will actually support is what makes advice on an unbuilt plot worth anything.
Being based in Scheme 33 rather than visiting it matters more here than it would elsewhere. This scheme contains dozens of societies at very different stages of development and approval, and the difference between two of them a kilometre apart is substantial. That is not knowledge you acquire from a listings feed.

We say what we could not establish
Written findings state what was checked, what was found, and what remains unresolved. The unresolved part is the part that matters, and it does not get quietly dropped.

We do not promise outcomes
No firm can guarantee an approval, a legal result, a timeline or a return. Anyone who does is telling you something about themselves. We give you our reasoning and the risks alongside it.

We will tell you not to buy
A deal we talk you out of costs us a commission and costs you nothing. That trade is worth making, and it is the whole basis on which people come back to us.

We work where you are
At your property, on WhatsApp, on a video call, or from another country. Nobody should lose access to proper advice because they cannot reach an office.
