What actually happens, stage by stage.

This is the expanded version of the four stages on the homepage: what you provide, what we deliver, and roughly how long each stage takes when nothing unusual comes up.

The four stages

Each stage produces something the next one needs.

  1. 01

    Consultation

    Same day to 2 days

    Usually a single call or WhatsApp conversation.

    You provide

    • What you want to do, in plain terms
    • The area and property type you have in mind
    • Your budget range or expected price, even approximately
    • Whether you can visit properties, or need the remote track

    We deliver

    • An honest view on whether we are the right firm for it
    • The realistic options open to you in your situation
    • A written scope and fee for what you are asking for
    • The questions you should be asking that you have not asked yet
  2. 02

    Search or valuation

    1–3 weeks

    Buying depends on what is genuinely available. Selling depends on how quickly we can inspect and photograph.

    You provide

    • Availability for viewings, or a nominated representative
    • For sellers, access for inspection and photography
    • Documents you already hold for your own property
    • Feedback on the shortlist so the next round is closer

    We deliver

    • For buyers, a shortlist against the brief with each option’s drawback stated alongside its merits
    • For sellers, a reasoned asking position with the comparable evidence behind it
    • Accompanied viewings, always
    • A shortlist that narrows rather than one that grows
  3. 03

    Verification & negotiation

    1–4 weeks

    This is the stage most affected by how quickly the society office and the counterparty respond, which is outside our control.

    You provide

    • Authority for us to request records on your behalf
    • Any prior agreement, receipt or token document already signed
    • CNIC copies for all parties on your side
    • A decision, once the findings are in front of you

    We deliver

    • Title and lease chain traced, and the society record checked against it
    • Dues, arrears and clearances established in writing
    • Confirmation of the seller’s authority to sell
    • Written findings, including what could not be established
    • Negotiation that uses the findings rather than filing them away
  4. 04

    Transfer or handover

    1–3 weeks after terms are agreed

    Society transfer schedules and appointment availability set the pace here, not us.

    You provide

    • Availability for the transfer appointment, or a formally authorised representative
    • Payment according to the agreed schedule
    • Original documents where the transfer requires them

    We deliver

    • Agreement drafted or reviewed, with the terms explained before you sign
    • The transfer set assembled and the appointment coordinated
    • Attendance at the transfer with you
    • Possession handed over, with keys, meters and clearance receipts accounted for

Construction runs on a different clock

A build does not fit the four stages above. It runs: site visit and scope, then drawings and written specification, then costing in writing, then staged execution with each payment released against a completed and inspected milestone, then final inspection and handover with the snag list closed out. Duration depends on size, finish level, material availability and, most of all, how quickly decisions get made. We give a realistic range against the agreed specification and tell you when it moves.

Fees

How fees are discussed

We do not publish figures, because scope determines cost and no two engagements are identical. What we can commit to is how the conversation happens.

  • 01

    Scope before figure

    We establish what the work actually involves before quoting anything. A number without a scope behind it is not a real number and you should treat it with suspicion wherever you hear it.

  • 02

    In writing, before engagement

    What we charge, what it covers, what it excludes, and when it becomes payable are set out in writing and agreed before work begins.

  • 03

    Changes are re-agreed

    If the scope changes mid-engagement, and on construction work it often does, the change and its effect on cost are agreed in writing before it is executed.

  • 04

    Third-party costs are separate and visible

    Society transfer fees, stamp duty, registration charges and similar third-party costs are not ours and are never bundled into our fee. You see them as what they are.
