What to check here

Because the society is settled and built, the questions shift away from development risk and towards the specifics of the individual property and its paperwork.

  • Society transfer procedure and dues. Confirm the current process and forms at the society office, and get the dues position for the specific plot in writing. In a built-up society, arrears attached to a property are the most common surprise.
  • Portion sales and undivided ownership. Where a house has been split into portions, establish exactly what is being sold, how it is documented, and what is shared: entrance, stairs, water tank, meters. This is the single most common source of dispute in this society.
  • Utility meters. Check that electricity and gas meters correspond to the portion being sold and that arrears are cleared. Separate portions do not always have separate meters.
  • Construction quality and age. Many houses here are two decades old. Look properly at the structure, the roof, the plumbing and the electrical work before treating a low asking price as a bargain.
  • Extension and additional floor work. If a floor or portion was added later, check whether it was done to the society's requirements and whether it is reflected in the documents.
  • Street-level access. Corner plots, plots on narrow lanes and plots facing a commercial strip behave very differently on resale. Walk the street before you decide.
